How we work
A system built to turn properties into profitable, professionally managed short-term assets.
We visit the property and settle with you on the arrangement that fits.
We prepare the property and list it on the platforms we chose together.
We handle 100% of the work the rental generates. You just get paid.
Once a month we go through how it's going and what to improve.
FAQs
Yes, it is entirely mandatory. Any property marketed as a holiday or short-term let has to be registered and approved by the DET, the Department of Economy and Tourism. Operating without the licence carries heavy fines and the property is blocked immediately on platforms like Airbnb and Booking.
To put your property on the Dubai holiday-let market you need three things: to be a legal resident in the Emirates, to hold a valid Emirates ID (EID), and to have the Title Deed to the property.
You can. Once the licence is through —and our team can file it for you— the platforms let you publish availability straight away. We make sure your property looks visible and attractive from the first minute.
Dubai is a world hub for tourism, business and trade, which keeps demand constant. Our occupancy team works to get the most out of your income and to make the return on your investment as quick and as solid as it can be.
We are good at quick turnarounds: design and fitting out take 4 to 6 working days. We make sure the flat not only looks the part but has the layout and the practicalities a high-end guest expects.
Of course. The property is still yours: just tell us the dates you want it for and we block the calendar across every platform so it is held for you alone.
We do. We keep a maintenance team on hand to sort out anything minor straight away, so the guest's stay is not affected and the value of your property is protected over time. We also handle compensation claims through the booking platforms.
The guest pays it, per night of the stay, and we handle the admin: beBalmy collects it and files and pays it to the Department of Economy and Tourism (DET).
Usually by the owner. For convenience we can advise on putting the services (DEWA, Empower and the rest) on automatic payment, or handle them ourselves, so the flat is always up and running without you having to keep an eye on monthly bills.

We tell you what your property could earn, what needs work first and what we take off your hands. Free, with no commitment.
