To register a vivienda de uso turístico (VUT, holiday-let property) in Castilla-La Mancha, the owner must check that the property complies with planning rules, gather the required documents and submit a declaración responsable (sworn statement) to the regional government. They must also register the property on SES.HOSPEDAJES. The NRA (Número de Registro de Alquiler, Spain's single national rental registration number) is no longer needed: the Tribunal Supremo (Spain's Supreme Court) struck it down in May 2026.
In Spain there is no single national law regulating holiday rentals: it is the autonomous communities that hold the powers over tourism and housing, and that grant the licences or registrations for holiday flats in their territory. Alongside them, town halls or local governments also play a part through their Planes Generales de Ordenación Urbana (general urban development plans), regulating aspects of holiday rentals at local level. In Castilla-La Mancha, the sworn statement is submitted electronically with a digital signature through the regional government's Sede Electrónica (online portal), without prejudice to any additional restrictions your town hall may set.
In addition, town halls can tighten those requirements further or limit the number of licences through their general urban development plans. It is important to check the municipal by-law as well as the regional regulations, to avoid penalties and make sure your property meets all the requirements. If you would like to understand the general framework first, take a look at the holiday-let licence in Spain.
Below, we at beBalmy set out the steps to follow to register your property for tourist use in Castilla-La Mancha. Bear in mind that the legislation applying to a specific town can change at any time, and that it is essential to confirm with the relevant authorities in your municipality any limitations that may exist on formally registering the property.

From July 2025 you also had to enter the property in the single national register of short-term lets (NRA), created by Real Decreto 1312/2024. On 19 May 2026 the Tribunal Supremo (Spain's Supreme Court) struck down that single register for encroaching on regional powers (judgment 620/2026). The Ventanilla Única Digital (single digital window) remains, but what counts for advertising the property on Airbnb or Booking is the tourism registration number from Castilla-La Mancha, the one you are given when you register it. We explain what changes in the Supreme Court ruling on the single register.

In short, registering a holiday-let property in Castilla-La Mancha means knowing the regional and local regulations, gathering the necessary documents and submitting the sworn statement. The home must be furnished and equipped ready for immediate use and have cooling and heating in the bedrooms and living room, a wifi internet connection and a first-aid kit. It is also compulsory to display a holiday-home plaque or sign in a visible place on the front door.
With a digital certificate, Cl@ve or an electronic DNI and the Autofirma program installed. On the SES.HOSPEDAJES site you go to the register of establishments and entities and fill in the form.
