What is the Holiday Home Permit?
It is the official licence issued by the DET, Department of Economy and Tourism, that legally authorises the rental of a residential property as a holiday home or for short-term stays in Dubai.
IMPORTANT: Even if you are the legal owner, owner of the Title Deedit is mandatory to obtain this permit before listing your property. Operating without it is considered a serious breach of the Emirate’s tourism regulations.
What happens if you do not have the permit?
Failure to complete the registration entails immediate risks for your investment:
- - Severe fines: Financial penalties that usually start at AED 5,000 and may increase in the event of repeated non-compliance.
- - Platform blocking: Airbnb, Booking.com and other platforms automatically remove listings that do not display a valid and verified licence number.
- Disqualification: Risk of the DET banning you from managing holiday rentals in the future.
- Lack of coverage: Mandatory liability insurance will not be valid if the activity is illegal.

La existencia del permiso ha estado desde el 2012 pero desde el 1 de julio de 2025, es obligatorio contar con el número de registro de vivienda vacacional para operar legalmente en plataformas como Airbnb, Booking y Vrbo. Si no lo tienes, tu anuncio puede ser eliminado en cualquier momento.

¿Qué documentos necesito aportar para que tramitéis mi licencia en Dubái?
Para iniciar el trámite con el DET, necesitaremos principalmente:
- Copia del Title Deed (Escritura de propiedad) o el documento Oqood si está en fase final.
- Copia del Pasaporte del propietario (y Emirates ID si reside en EAU).
- Una factura reciente de DEWA (luz y agua) a nombre del propietario.
- El contrato de gestión firmado con beBalmy para autorizarnos a realizar el trámite.
¿Cuánto tiempo se tarda en activar la licencia y empezar a alquilar?
Dubái destaca por su eficiencia digital. Una vez que tenemos toda tu documentación correcta, la aprobación digital y la emisión de la licencia por parte del DET suele tardar entre 48 y 72 horas hábiles. Tu propiedad estará lista para recibir huéspedes de inmediato.
¿Es obligatorio tener una licencia para alquilar mi propiedad por días en Dubái?
Sí, es totalmente obligatorio. En Dubái, cualquier propiedad que se comercialice como alquiler vacacional o a corto plazo debe estar registrada y aprobada por el DET (Department of Economy and Tourism). Operar sin esta licencia conlleva multas muy severas y el bloqueo inmediato de la propiedad en plataformas como Airbnb o Booking.
