What does my flat need before it can be let?

For your property to stand out and compete it has to be properly habitable: utilities connected (water, electricity, heating), sound fabric and a professional presentation, with hotel-quality white linen and textiles.

Do you handle the tourist licence?

The licence is a personal application, made to the relevant region or town hall. What we can do is advise you on the requirements your property has to meet to get it, before we start working together.

Do you register the property in the NRAU?

Yes, we take care of it. To move quickly all we need from you is the cadastral reference and the CRU (unique registry code), both on your title deeds. The technical paperwork is ours.

Will I get my investment back, and how soon?

How fast depends on the state the flat starts in, but with our pricing work and the design behind it our owners tend to see the return far sooner than on a conventional let. Better presentation lifts both occupancy and nightly rate from the first month.

What happens if something breaks?

We have a maintenance team on hand for small faults. We also handle claims and compensation through the platforms, so your asset stays protected.

Can I use the flat myself, for guests or a holiday?

Of course. It's still your home. Just let us know by email or WhatsApp, with some notice, which dates to block on our shared calendar.

Why short and mid-term letting rather than a long let?

Short and mid-term letting earns more, wears the property down less and, above all, means you can have your home back when you need it, without the risk of a long-running arrears case.
