To register a holiday-let property (vivienda de uso turístico) in Galicia, the owner must first check that the use is compatible with municipal rules, gather the required documents and submit the declaración responsable (a sworn statement of compliance) through the Xunta's TU986D procedure. Unlike in other regions, in Galicia you do not have to display any plaque on the door of the property. You will also need to register the accommodation in SES.HOSPEDAJES. The Número de Registro de Alquiler (NRA, Spain's single national rental registration number) is no longer needed: the Tribunal Supremo (Spain's Supreme Court) struck it down in May 2026. Holiday letting in Spain is not governed by a single national law: it is the autonomous regions that have powers over tourism and housing, and they are the ones that grant the licences or registrations for holiday flats. On top of this, town councils or local governments control other aspects through their powers over the Planes Generales de Ordenación Urbana (local zoning plans).
Town councils can adjust those requirements, or limit the number of licences granted, within their municipality. In Galicia, therefore, you need to check both the regional and the municipal rules before applying for the licence, to avoid fines and make sure you meet every requirement. If you would rather understand the general framework first, take a look at the holiday-let licence in Spain.
Below, at beBalmy, we set out the steps to follow to register your property for holiday use in Galicia. Bear in mind that the legislation for a specific town can change at any time, and it is essential to confirm with the relevant bodies in your municipality any restrictions there may be on formally registering the property.
From July 2025 you also had to enter the property in the single national register of short-term lets (NRA), created by Real Decreto 1312/2024. On 19 May 2026 the Tribunal Supremo (Spain's Supreme Court) struck down that single register for encroaching on regional powers (judgment 620/2026). The Ventanilla Única Digital (single digital window) remains, but what counts for advertising the property on Airbnb or Booking is the tourism registration number from Galicia, the one you are given when you register it. We explain what changes in the Supreme Court ruling on the single register.

In short, registering a holiday-let property in Galicia means knowing the regional and local rules, gathering the necessary documents and submitting the declaración responsable.
