Signing with a management company is an important decision, and the contract you sign will decide whether that relationship gives you peace of mind or headaches. We explain which clauses to check before you sign. If you are still unsure whether to manage the property yourself or hand it over, you can first look at when it pays to hire a holiday-let manager.
Before you sign, make sure you understand which financial model you will be working under:
There are several signs worth watching for before you commit:
The parties are free to agree whatever terms they see fit, as long as they are not against the law, but it is wise to have the contract reviewed by a specialist professional before you sign.
At beBalmy we work with clear terms and transparent reporting from the very first month. Tell us about your situation and we will tell you how we can help.
Under the full management model, between 15% and 30% of gross income, with 18% to 25% being the most common. Under the rent-to-rent model, the management company pays a fixed rent of between 60% and 75% of the market rent.
With full management you receive income minus a percentage and you carry the occupancy risk yourself; with rent-to-rent you receive a fixed rent and it is the management company that carries that risk.
Suspiciously low commission on full management, occupancy promises without historical data, mandatory minimum terms of more than 12 months without a reasonable way out, and no transparent monthly reporting.

We tell you what your property could earn, what needs work first and what we take off your hands. Free, with no commitment.
